Architectural presence
The Valera Road project involves a series of buildings on a large 5.5-acre parcel of flat land situated in the City of Burlington. The site plan consists of 8 rows of 3-storey townhouses and two mid-rise buildings, which are notably the architectural presence of the project. The two major buildings both consist of 10 storeys, which have been strategically placed along Appleby Line with 9 storeys terracing to 4 storeys facing the Thomas Alton Boulevard.
Enhance and optimize
Apart from the two mid-rise buildings, the site strategy for the remainder of the site was to enhance and optimize existing townhouses with several new rows. The partially enclosed balconies increase the sense of privacy and reduce the feeling of overlook from the existing residences.
Spacious garages and driveways
The design ensures affordability by minimizing massing complexity and maximizing the efficiency of space to the exterior wall, in addition allowing for all townhouses to contain spacious garages and driveways, in turn also maximizing the use of land. Overall the building creativity and practicality is a reflection of the site by positioning and massing. The internal practical layout of the project ensures simple access to suits, whilst allowing for ease of flow for residents and visitors alike.
Creatively amplified
The structure is further creatively amplified by the presence of double-height entrance lobbies and grand concierge desks. The lobbies also give way to additional shared amenities via a podium link between the two buildings, permitting for practical and equal access for all residents.
