The International Property Awards

Fashion House and 488 University have received awards at the International Property Awards for Canada. With Fashion House winning the highly commended award Architecture Multiple Residence Canada and The Residences of 488 University winning Best Architecture Multiple Residence Canada and Residential High-Rise Architecture Canada.

The International Property Awards are open to residential and commercial property professionals from around the globe. They celebrate the highest levels of achievement by companies operating in all sectors of the property and the real estate industry. An International Property Award is a world-renowned mark of excellence.

The awards are split into regions covering Africa, Asia Pacific, Arabia, Canada, Caribbean, Central and South America, Europe, the United Kingdom, and the United States of America. Participants enter at their relevant national level and are judged by a highly experienced team of professionals who cover the whole range of property disciplines.

The awards are given for the quality of design, construction, and presentation of individual properties and property developments, interiors, architecture, and marketing.

About Fashion House

Fashion House seeks to recapture the eclectic and creative energy of the historic Fashion District. The project is a unique interface of developer, architect, community, and interior and fashion designers. Fashion House is a juxtaposition of business drivers with raw creativity within a community setting. The client wished to maximize the density on the site and provide a significant outdoor amenity space that had sun all day and downtown views.

Community space and public venues are important to this development. Trying to avoid the cloistering effect of urban high-rises, the street level features public spaces. Attentive to pedestrian connectivity, public thoroughfares pass through these buildings at street level, connecting Morrison Street to the heritage building and King Street. Given the heritage building designation, CORE worked with the city through the site plan approval and permit process to ensure that the original design and programmatic needs of the client were realized.

The Residences of 488 University

This development intensification project includes major enhancements to the existing 18-storey office building by incorporating a striking new façade, exterior skin, and a distinctive and sophisticated three-storey podium on one of Toronto’s oldest and grandest boulevards.

The project includes the addition of 37 storeys of residential condominiums and shared amenity space above the existing 18-storey office structure. A total of approximately 453 residential units are proposed within a mix of one-bedroom units to three-bedroom family units. Two full floors will be dedicated to 3,251 m² of shared amenity space.

The total area of office space within the existing building is proposed to be retained as part of the development intensification project. The ground floor of the three-storey podium will continue to accommodate retail and service commercial uses accessible from University Avenue. A direct connection to the TTC and St. Patrick subway station has been accommodated in the design. Residents will enjoy a private driveway on Simcoe Street for pickups and drop-offs.
